I am sole surviving offspring and Medicare has not been used.

SDishkid, as Barb above had said, check the language of your Power of Attorney to see if it states that you as POA can sell your Mom's house and car. On my Dad's POA, where I represent my Dad, the home address was listed on the POA.

Or if your Mom is still of clear mind and still able to understand a legal document, you can take the real estate Listing Agreement to Mom for her to sign, same when there is a Contract on the house, and if she is mobile she can attending the Settlement of the house [passing of the keys to the new owner].

I think you mean Medicaid. Medicare does not pay for long term care, unless it is for rehab after a qualifying hospital stay.

Check the language of your dpoa, or consult the attorney who drew it up.
