I would like to apply for Medicaid for my mom who is in assisted living. She gifted me her home 20 years ago but continued to live in it and pay taxes, insurance, etc., until six months ago when she moved into assisted living. I would like to sell the home and eventually apply for Medicaid, but fear it will be denied because of her paying the taxes and insurance and that it could somehow show she really "owns" it because of that even though it has been in my name for 20 years. Am I worrying about nothing?

If your name is on the deed, but she paid taxes and insurance, it will look like she was gifting money to you unless you had an agreement set up that was her share of expenses or in lieu of rent. Did you actually register the transfer with the county, or did you leave her name on the deed for lower taxes? That will make a difference. It could be worth going over with an elder attorney experienced in Medicaid. You are right to be careful.
